Editorial Policy
Oman Property Index is only useful if you can trust what it says. This page sets out the standards every figure, guide and tool on the site is held to, so you can judge that for yourself.
Independence
We are not a brokerage. We don't take listing fees or paid placements from developers or agents, so an area, project or developer appearing on this site reflects our own tracking criteria, not who paid for visibility. Rankings such as "highest-yield areas" are computed from the data, never hand-picked.
Where our information comes from
We use sources in this order of preference, and say which one a figure rests on:
- Official statistics and regulation. The National Centre for Statistics and Information (NCSI) for price indices and transaction volumes; the Ministry of Housing and Urban Planning and published Royal Decrees for fees, ownership rules and law.
- Established news reporting. Outlets such as Times of Oman, Muscat Daily and Oman Observer, usually reporting an official release. We cite the article and its date.
- Published market research and public listings. Used for area price and rent levels, where Oman has no open transaction registry. These figures are normalised and labelled as estimates, as set out in our data and methodology.
- Developer announcements. For project details such as unit mix, payment plans and completion dates, cross-checked against news coverage where possible.
What we will not publish
- A number we cannot trace to a source or a documented calculation.
- A modelled or illustrative figure presented as if it were measured. Every figure is labelled as official data, an estimate from public listings, or an illustrative trend.
- A claim that an area is open to foreign freehold ownership without verifying its Integrated Tourism Complex status against a dated record.
- Marketing copy from a developer or agent passed off as our own assessment.
Dates and freshness
Figures on this site are a dated snapshot, not a live feed. Area pages show when their data was last updated, market figures name the quarter they cover, and guides show their publication and update dates. When official data for a new quarter is released, we update the figures that depend on it.
Authorship and review
Dated market news carries a named author. Evergreen guides are published by the Oman Property Index Research Team. The maths behind every calculator is explained on the calculator's own page, including the rates it assumes and where they come from, so you can check the working rather than take the result on trust.
Not financial or legal advice
Everything here is general information to help you ask better questions. It is not financial, legal or tax advice. Ownership rules, fees and bank terms change, and they depend on your circumstances, so confirm anything you rely on with a licensed Omani lawyer, your bank and the developer before you commit money.
Corrections
If you find a figure that is wrong or out of date, tell us through the contact form. We check the source, fix the page and update its date. We would rather correct a mistake quickly than leave it standing.
