What these tools assume
All four share one set of Oman fee assumptions, so a figure you get from one lines up with the others: a property registration fee of roughly 3% of the purchase price, a 2% agency commission on secondary-market purchases only (off-plan is usually bought direct from the developer), and a flat admin fee of OMR 150.
The maths runs in Omani Rial throughout. If you switch the currency in the site header, every input and result is converted for display at the current rate — the underlying calculation doesn't change, so you get the same answer in any currency.

Can I see the results in a currency other than Omani Rial?
Yes. Every figure in every tool follows the currency selected in the site header, so you can work in AED, USD, SAR, QAR, BHD, EUR, or GBP. Oman's fees and our underlying price data are set in OMR and converted at the current rate for display, so the maths is identical whichever currency you view it in.
Where does the underlying data come from?
Price-per-sqft and rental yield estimates come from our own tracked Oman dataset, normalised for comparison and dated on every area page. Fee assumptions use typical Oman market rates: roughly 3% property registration and a 2% agency commission on secondary purchases. See our methodology page for the full detail.
