What we collect

When you submit any form on this site, we collect what you type into it. Depending on the form that is your name, phone or WhatsApp number, email address, what you're looking for, your budget band, and a message. That happens on a few specific forms:

• The enquiry form (the "Get pricing" / enquire buttons across the site)
• The "send my full report" form on the Deal Check tool, which also stores the property details you entered (area, size, price, ready or off-plan) so we can prepare your report
• The contact form on the About page
• The newsletter signup on blog posts
• "Notify me" forms on area pages
• The "free comparison" form on the Compare Areas tool

We don't require an account, and we don't collect any information beyond what you actively type into one of these forms or into the advisor chat described below.

Advisor chat

The "Ask our advisor" chat is an AI assistant that answers from the prices, projects and guides published on this site. Your conversation is kept in your own browser for up to 24 hours so you can pick it up again, and is cleared with "New chat". If you share a phone number or email in the chat, we save it together with the conversation and the preferences you mentioned (such as budget, area and timing) so our team can follow up, and we may contact you on WhatsApp, phone or email as the chat states. To word its replies, the chat sends your messages to an AI text provider with any phone numbers and emails removed first.

How it's used

Submitted information is stored in our database and used only to respond to you, whether that's a market update you asked to be notified about, an answer to a question, or a newsletter you signed up for. We don't sell, rent, or share this information with third parties for marketing purposes.

WhatsApp and introductions

We only message you on WhatsApp if you ticked a box saying we may, or shared your number in the advisor chat after it offered to contact you there. Those boxes are never pre-ticked, and we record when you agreed. Where you agree to it on the form, we may also introduce you to a licensed agent or developer relevant to your enquiry, and share with them only the details needed for that introduction. You can ask us to stop at any time by replying "stop" or using the contact form.

Analytics

This site uses Google Analytics 4to understand traffic and which pages are useful, using standard GA4 tracking cookies. This collects aggregate behavior (pages visited, general location, device type) but is not tied to the form submissions described above unless you separately submit a form. You can opt out of Google Analytics tracking using browser extensions like Google's own Analytics Opt-out Browser Add-on.

Data retention and deletion

We keep submitted contact information for as long as it's useful for the purpose you submitted it. If you'd like your information deleted, contact us through the About pageform and we'll remove it.

Third parties

Beyond Google Analytics, this site is hosted on Vercel and its database is hosted on Supabase, both processing data only as infrastructure providers, not as independent recipients of your information. The advisor chat's wording is generated by Groq, which receives chat messages with contact details removed.

Changes to this policy

If what this site collects or how it's used changes, this page will be updated and the date at the top will reflect that.
