Total acquisition cost adds the purchase price, the government property registration fee (approximately 3% in Oman), a flat admin/registration fee, and — for secondary-market purchases only — a typical 2% agency commission. Off-plan purchases in this calculator skip the agency fee, since off-plan units are usually bought directly from the developer.
Gross rental yield is simply estimated annual rent divided by purchase price. It ignores service charges, maintenance, vacancy periods, and financing costs, so it's a fast way to compare areas against each other — not a substitute for a full net cash-flow model on a specific unit.

How is the transfer fee calculated?
