Overview

Hawana Salalah is Oman's largest Integrated Tourism Complex, built and operated by Muriya — a joint venture between the Oman Tourism Development Company (OMRAN) and Egypt's Orascom Development Holding. As a designated ITC, it offers full freehold ownership open to all nationalities, unlike the standard-ownership city centres tracked elsewhere in Salalah and Sohar.

The development centers on a marina ringed by cafes, shops, and restaurants, and includes Oman's first Aqua Park — positioning it as a genuine resort destination rather than a residential suburb that happens to be freehold. This resort character is central to its investment case: most demand is seasonal.

Peak demand comes from the Khareef monsoon season (late June to September), when Dhofar's unique cooler, misty climate draws millions of regional tourists and drives short-term rental income — the primary reason buyers here differ from Muscat's ITC buyers, who are drawn more by permanent-residence lifestyle than seasonal yield.
