About this project

Madinat Al Irfan is OMRAN Group's new city district beside Muscat International Airport, planned across about 7 million square metres with around 10,000 homes, offices, hotels and retail around a central wadi park. Its eastern district is already open: the Oman Convention and Exhibition Centre, the JW Marriott Muscat and Crowne Plaza hotels, and the Omantel and OQ headquarters.

On 13 October 2026 OMRAN signed Grova Developments, the real estate arm of Hassan Allam Holding, to deliver the district's first residential phase: an OMR 29 million residential neighbourhood and an OMR 15.5 million branded residences project. Prices and sales dates have not been released yet.

How freehold ownership works in Oman

Foreign nationals cannot generally buy property anywhere in Oman — ownership is restricted to designated Integrated Tourism Complexes (ITCs), a framework established under Royal Decree 12/2006. Inside an approved ITC, foreign buyers can hold full freehold title, the same ownership right as an Omani citizen would have, rather than a leasehold or usufruct arrangement.
