Real Estate Agents in Oman: How to Choose One and What They Charge

Real estate brokers in Oman must be licensed by the Ministry of Housing and Urban Planning (MOHUP). On resales, buyers typically pay around 2% commission; on off-plan sales, the developer usually pays the agent. A good agent saves you time, gets you access to stock and helps you negotiate. A bad one can push you into the wrong property, or the wrong zone, to close a deal.

Here is how to choose a broker in Oman, what they should charge, and the red flags to walk away from.

What a good agent does for you#

  • Knows the community. Sold prices, building by building, not just asking prices.
  • Finds stock before it is widely advertised, including resales from owners they know.
  • Negotiates on price and terms.
  • Coordinates the process: viewings, offers, the developer or seller, the bank and the lawyer.
  • Tells you what you do not want to hear, such as a service charge problem or a weak resale market.

What an agent should not be is your only source on legal questions. Ownership eligibility, title and contract terms are for your lawyer to confirm.

Commission is negotiable in some cases. VAT may apply to agency fees in some structures, so confirm whether the quote includes it. Red flags#

  • No licence number, or reluctance to give one.
  • "Freehold for everyone" in an area that is not a designated zone. Check where foreigners can buy property in Oman.
  • Pressure to pay a deposit today to "secure" a unit.
  • Requests to pay into a personal account, or into anything other than an escrow account on off-plan.
  • Discouraging you from using a lawyer.
  • Rent and yield figures well above market. Compare with our rental yield ranking and average rent in Muscat.
  • No sold-price evidence, only asking prices and brochures.

How to get the best from an agent#

  1. Be specific. Budget, community, unit type, timeline and whether you need residency.
  2. Speak to two or three and compare what they show you.
  3. Ask for sold prices for similar units in the last 6-12 months.
  4. Check the numbers yourself against our tracked property prices in Muscat 2026 and area pages.
  5. Get everything in writing: fees, role, the property's ownership status and the service charge.
  6. Bring in your lawyer early, before you pay anything.

Buying without an agent#

You can buy off-plan directly from a developer, or a resale directly from an owner. You save the commission but take on the legwork: finding stock, negotiating and coordinating the process. A lawyer becomes even more important. Our guide to how to buy property in Oman walks through each step.

Frequently asked questions

How do I find a good real estate agent in Oman?

Choose a broker licensed by the Ministry of Housing and Urban Planning, with a valid commercial registration, who specialises in the community you want, can show recent sold prices rather than just asking prices, and puts their fee and role in writing. Speak to at least two or three before choosing.

How much do real estate agents charge in Oman?

On a resale, buyer-side agency commission is typically around 2% of the price. On off-plan sales from developers, the developer usually pays the agent, so the buyer often pays no separate commission. Commission is negotiable in some cases, and VAT may apply to agency fees in some structures.

Do real estate agents in Oman need a licence?

Yes. Real estate brokerage in Oman is a regulated activity, and brokers need a licence from the Ministry of Housing and Urban Planning. Ask for the licence number and the company's commercial registration, and check that the person you deal with works for that licensed company.

Should I pay a deposit to an agent in Oman?

Be very careful. For off-plan purchases, payments should go to the project's escrow account named in your contract, not to an agent. For resales, any deposit should be paid under a written agreement, ideally held by a lawyer or through a traceable, documented arrangement, never into a personal account.

Can an agent tell me if a property is freehold for foreigners?

They can tell you what they believe, but you should verify it independently. Ask for the ITC licence or designation that covers the specific building and phase, and have a lawyer confirm it. Agents are paid when a sale completes, so their assurance is not a substitute for checking.
