Highest Rental Yield Areas in Muscat and Oman 2026, Ranked

The highest rental yields in Oman are in Omani-market areas, not the freehold communities foreigners usually look at first. In our latest measurement, taken from live sale and rent listings, Madinat Sultan Qaboos (7.5%), Al Khoud (7.5%) and Azaiba (7.3%) lead Muscat, with Sohar City Centre (8.8%) higher still. Among freehold areas open to every nationality, Muscat Hills (6.0%) and Al Mouj (5.5%) lead the measured group.

One correction worth making up front: Muscat Bay was widely quoted, including by us, at a 7% yield. Measured against what its apartments are actually listed for and let at today, it comes out closer to 4.2%. Its rents are respectable; its asking prices are simply higher relative to those rents than the old estimate assumed.

Freehold areas, with net yield#

Here are the areas open to buyers of every nationality, with an illustrative net yield on a 100 square metre apartment. The net figures assume a service charge of OMR 5 per square metre a year, management at 8% of rent, one month's vacancy and the 3% municipality tax, and exclude financing.

Muscat Bay~OMR 100,000~OMR 4,2004.2%~2.9%

Net yields here are before buying costs. Including the 5-8% of buying costs in the denominator lowers each by roughly another 0.3 points. Hawana Salalah's figure rests on thin data and is an estimate until we measure it directly. Run your own numbers in the yield calculator, and see our rental yield explainer for the method.

Why the top yield is not always the best buy#

Yield and liquidity pull in opposite directions. Al Mouj does not top the yield table, but it has the deepest resale market and the strongest tenant demand among the freehold communities. A higher yield in a thinner market can be worth less if you need to sell. See how to sell property in Oman.

Older stock earns more on paper and costs more in practice. Areas like MSQ, Al Khuwair and Al Ghubrah have high yields partly because their apartment buildings are older and cheaper. Maintenance and longer void periods eat into returns.

Seasonality. Hawana Salalah's rental demand peaks in the khareef (monsoon) season from roughly June to September, when Gulf visitors arrive for the cool weather. Short-let income can be strong but uneven. See Hawana Salalah review and our short-term rental guide.

Capital growth. Yield is only half the return. Areas with the strongest demand from new residents, driven by residency reforms, may see better price growth even at lower yields. Our 2027 market forecast weighs this.

How to push your yield higher#

  • Buy completed, not off-plan, so rent starts immediately.
  • Choose one- and two-bedroom units, which rent fastest and usually yield more than villas.
  • Negotiate service charges into your numbers before you buy, not after.
  • Furnish for corporate tenants in communities near business districts.
  • Use a good manager. A lower fee is not cheaper if voids are longer. See property management companies in Oman.

Frequently asked questions

Which area in Muscat has the highest rental yield?

In our latest measurement the highest gross yields are in Omani-market areas: Madinat Sultan Qaboos at about 7.5%, Al Khoud at about 7.5% and Azaiba at about 7.3%, with Sohar City Centre at about 8.8% outside Muscat. These areas are open to Omani and GCC buyers; non-GCC foreigners buy in the freehold zones instead.

What is the best rental yield area for foreign investors in Oman?

Among freehold areas open to all nationalities, Hawana Salalah tracks about 6.5% (a lower-confidence estimate), Muscat Hills about 6.0% and Al Mouj about 5.5%. Muscat Bay, often quoted at 7%, measures closer to 4.2% on current sale and rent listings.

What is a good rental yield in Oman?

A gross yield of 6-7% is solid for Muscat property, and anything above 7% is strong. Net yield, after service charges, management, maintenance and vacancy, is typically 1.5-2.5 percentage points lower, so a 7% gross yield usually means about 4.5-5.5% net.

Why do cheaper areas have higher rental yields?

Rents vary less between neighbourhoods than prices do. A cheaper area with steady tenant demand can earn a similar rent on a much lower purchase price, which pushes the yield up. Cheaper areas often carry other risks, such as older buildings, higher maintenance or slower price growth.

How is rental yield calculated?

Gross yield is annual rent divided by the purchase price, times 100. Net yield subtracts annual costs such as service charges, management fees, maintenance, vacancy and the 3% municipality tax on rent from the annual rent before dividing by the total cost of purchase, including buying fees.
