Overview

Muscat Bay was launched as Saraya Bandar Jissah — the first new Integrated Tourism Complex to launch in Oman since 2007 — before being rebranded to its current name in 2017. It occupies a crescent-shaped cove at Bandar Jissah, tucked between the Hajar Mountains and the Gulf of Oman just past the fishing village of Qantab, spanning 2.2 sq km across five residential zones organized around one of the largest man-made lagoons in Oman.

The development is anchored by two Jumeirah-operated five-star hotels, positioning it closer to a private resort enclave than a conventional city neighborhood — a deliberate contrast to the more urban, walkable-to-everything freehold profile of areas like Al Mouj or Qurum. Roughly 398 residential units sit across the five zones (Zaha, Nameer, Wajd, Na'eem, Safa).

Because it is a low-density, amenity-heavy resort community rather than a serviced suburb, day-to-day conveniences like schools, hospitals, and malls are notably absent within the development itself — buyers are trading everyday convenience for seclusion, mountain-meets-sea scenery, and hotel-grade amenities on the doorstep.
