Azaiba is an established coastal neighborhood in Bawshar province, running along the Sultan Qaboos coastal corridor between Al Ghubra and Qurum, on the route toward the airport. It is a mixed residential zone — predominantly villas with some apartments — known for Azaiba Beach, a relatively unspoiled stretch popular with both residents and tourists.
Unlike Al Mouj or Muscat Hills, Azaiba is not a freehold ITC — it is older, more organically developed housing stock, with limited retail and dining relative to newer developments but reputable schools and healthcare within the wider district.
A genuine caveat worth knowing before buying: parts of Azaiba sit under the Muscat Airport flight path, and several expat resources note real, street-dependent aircraft noise — a factor that helps explain its pricing relative to quieter coastal areas nearby.
