What that means in money
Madinat Sultan Qaboos's tracked OMR 100 / sqft and 5.5% estimated gross yield, applied to three reference unit sizes. These are conversions of the per-sqft figure — the same sizes are used for every area so comparisons stay honest — not measured averages of what has actually sold or let in Madinat Sultan Qaboos. A specific unit's price moves with floor, view, finish, age, and service charges.

Overview
Madinat Al Sultan Qaboos (MSQ, often just "MQ") is a central Muscat suburb roughly 6 km inland from the sea, separated from the beachfront Shatti Al Qurum district by Sultan Qaboos Street. Until Shatti Al Qurum's growth in the 1990s, MSQ was one of Muscat's most expensive residential addresses, and its established, walkable character still reflects that history.
The area is popularly nicknamed "Little Britain" for its concentration of Western expatriates and families, anchored by British School Muscat and a British Council presence. Its social and commercial center is Souq Al Madina, a hilltop shopping and dining complex with more than 60 outlets — one of the oldest shopping centers in the city.
Bordering Al Khuwair, Shatti Al Qurum, and Qurum, MSQ sits squarely within Muscat's established central-residential belt rather than an outlying suburb — appealing to long-tenure expat families who want international schooling and community infrastructure on their doorstep over a beachfront address.
The estimated 5.5% rental yield shown above is a gross figure — before service charges, maintenance, vacancy periods, or financing costs. It is a useful way to compare areas against each other, but not a substitute for a property-specific cash-flow calculation. Off-plan share matters because off-plan purchases typically involve a payment plan spread over the construction period and carry different risk and timing considerations than buying a completed, ready-to-rent unit — neither is inherently better, but they suit different buyer situations.
