Muscat, Oman
Al Ghubrah
Central and practical, a mid-income neighbourhood similar in profile to neighbouring Al Khuwair but priced slightly lower, with good tenant demand and no lifestyle premium built into the price. Sits on Muscat's proposed metro corridor, a long-horizon consideration rather than a current amenity.

What that means in money
Al Ghubrah's tracked OMR 71 / sqft and 7% estimated gross yield, applied to three reference unit sizes. These are conversions of the per-sqft figure — the same sizes are used for every area so comparisons stay honest — not measured averages of what has actually sold or let in Al Ghubrah. A specific unit's price moves with floor, view, finish, age, and service charges.

Overview
Al Ghubrah sits in the Wilayat of Bawshar and splits into two zones: Al Ghubrah North, a coastal strip on the Gulf of Oman, and Al Ghubrah South, the inland, more commercial half where Muscat Grand Mall sits. The area is best known as home to the Sultan Qaboos Grand Mosque — Oman's largest mosque, and the only one in the country open to non-Muslim visitors, completed in 2001 to mark Sultan Qaboos's 30th year of reign.
The area has an unusually dense concentration of private healthcare for its size — Oman International Hospital, NMC Specialty Hospital, and Sultan Qaboos University Hospital are all located there — alongside a cluster of international schools, giving it a practical, service-heavy character distinct from more lifestyle-oriented coastal addresses.
It draws a mixed expatriate and Omani resident base and is marketed as mid-to-upper-tier, positioned roughly midway between Muscat's commercial corridor and the airport. Al Ghubrah North's own beach differentiates it from inland neighbors, without commanding the premium of Qurum or Shatti Al Qurum.
The estimated 7% rental yield shown above is a gross figure — before service charges, maintenance, vacancy periods, or financing costs. It is a useful way to compare areas against each other, but not a substitute for a property-specific cash-flow calculation. Off-plan share matters because off-plan purchases typically involve a payment plan spread over the construction period and carry different risk and timing considerations than buying a completed, ready-to-rent unit — neither is inherently better, but they suit different buyer situations.
