AIDA Oman: The Trump-Branded Golf Project in Muscat Explained

AIDA is a luxury hillside development at Yiti, about half an hour south-east of central Muscat, built around a Trump-branded golf course. It is developed by Dar Global, the London-listed international arm of Saudi developer Dar Al Arkan, with Omran Group, Oman's state tourism developer. Villas and residences are marketed as freehold for all nationalities. It is the most talked-about launch in Oman's property market, and also one of the hardest to value, because almost all of it is still to be built.

Here is what we know, what is still a target, and how it compares with established foreign-buyer communities.

What is being built#

AIDA sits on elevated land overlooking the Gulf of Oman near Yiti, an area of bays and rocky coastline that Omran has been developing as a tourism zone. The project combines:

  • A Trump-branded golf course, which Dar Global said in 2025 it was upgrading to championship level.
  • Golf villas and branded residences, sold off-plan in phases.
  • Hospitality and leisure, including a planned hotel and clubhouse.
  • Additional beachfront land: in March 2025 Dar Global reported adding nearly one million square metres of beachfront to the scheme.

Our AIDA at Yiti project page tracks what is publicly confirmed.

Off-plan timelines in the Gulf often slip, especially for large master plans. Price your decision on the assumption that handover could be a year or more later than marketed.

Can foreigners buy at AIDA?#

AIDA is marketed as freehold for all nationalities. In Oman, that is only possible inside a licensed Integrated Tourism Complex, and the 2026 law changes did not open freehold anywhere else. Our guide to where foreigners can buy property in Oman explains the rules. Before paying, ask for:

  1. The ITC licence covering the specific phase you are buying.
  2. Confirmation that your payments go into a regulated escrow account, required under Oman's off-plan rules (Law 79/2025, explained here).
  3. The route to title: a preliminary registration now, and a full title deed (Mulqiya) on completion.

A registered off-plan unit can also support the sponsor-free Owner residence permit, which covers preliminary-registered property. See our 2026 law changes explainer.

Figures for established communities come from our tracked dataset (methodology). AIDA has no resale or rental track record yet, so any yield quoted in marketing is a projection.

Who AIDA suits#

Buyer
High-net-worth buyer seeking a branded, golf-front second home
Typical entry point
Golf villas and branded residences, sold off-plan by phase
Usual route to ownership
Freehold inside a licensed ITC, with escrow-protected payments
Best fit
Long-term lifestyle ownership, not short-term yield

It fits buyers who value the brand and setting, can pay over a multi-year schedule, and plan to hold for a long time. It is a poorer fit if you need rental income soon, if you may need to sell within a few years, or if a residency threshold is your main goal and a cheaper completed unit would do the job.

The risks to weigh#

  • Delivery risk. Large master plans depend on the developer funding each phase. Dar Global reported a 40% fall in 2024 gross profit alongside a 60% rise in contracted sales, so watch its results.
  • Thin luxury resale. Oman has few buyers at the top end. Selling a high-end villa can take many months. Our guide on how to sell property in Oman explains why.
  • Projected, not proven, rental returns. There is no rental history to check.
  • Service charges. Branded golf communities carry higher service charges than the OMR 3-8 per square metre typical of ITCs. Ask for the budget in writing. See hidden costs of buying in Oman.

Frequently asked questions

What is AIDA in Oman?

AIDA is a luxury master-planned development on the hills above the coast at Yiti, south-east of Muscat, developed by Dar Global, the London-listed international arm of Saudi developer Dar Al Arkan, with Omran Group. It is built around a Trump-branded golf course and includes villas, residences and hospitality.

Is the Trump golf course in Oman built yet?

Not fully. Reporting in 2025 said Dar Global was upgrading the golf course to championship standard and expanding the project, with a first phase expected around 2027 and a wider opening reported for December 2028. Treat these as developer targets rather than fixed dates.

Can foreigners buy at AIDA Oman?

AIDA is marketed as freehold for all nationalities, which in Oman means the project must sit within a licensed Integrated Tourism Complex. Ask for the ITC licence and have a local lawyer confirm how title will be issued before you pay a deposit.

How much does property at AIDA cost?

AIDA is positioned at the top of the Omani market, with villas and branded residences priced well above established communities such as Muscat Bay or Muscat Hills. Prices change by phase and release, so request the current price list and payment plan from the developer.

Is AIDA Oman a good investment?

It depends on your goal. It suits buyers who want a branded, high-end second home and can hold for many years. It is a weaker fit for yield-focused investors, because it is off-plan, the luxury resale market in Oman is thin, and returns depend on the developer delivering the full master plan.
