Muscat Bay Property Investment: An Honest 2026 Review

Muscat Bay (launched as Saraya Bandar Jissah, and renamed in 2017) is a freehold mountain-and-sea community east of old Muscat, and it is best understood as a lifestyle buy rather than a yield buy. Apartments measure about OMR 92.9 / sqft on our latest index, and the gross yield on current listings is about 4.2%. It is quieter and more resort-like than Al Mouj, anchored by the Jumeirah Muscat Bay hotel, with apartments, townhouses and villas set into a bay framed by mountains.

A correction worth stating plainly: Muscat Bay was widely described, including by us, as the highest-yielding freehold community at around 7%. When we re-measured the index in October 2026, its yield came out much lower, because its asking prices sit high relative to the rents its apartments achieve. The setting is as good as ever; the investment case rests on it rather than on income.

What Muscat Bay is#

Muscat Bay is a master-planned Integrated Tourism Complex developed by OMRAN Group and Saraya Holding Oman at Bandar Jissah, near Qantab, on the coast southeast of Muttrah and old Muscat. Rather than a flat marina town, it is built into a natural bay, with homes stepping up the hillsides towards the mountains. The Jumeirah Muscat Bay hotel gives it a hospitality anchor, and the master plan is being delivered in phases, so new launches continue alongside completed homes. Our Muscat Bay project page and area data track the details.

These apply the live index figure (see methodology) to typical apartment sizes. Townhouses and villas price differently and are not averaged in. Sea-view and new-release units price well above the middle of the range, OMR 86.8 to OMR 101 / sqft. Add 5-8% for buying costs, and budget for service charges, which in ITC communities typically run OMR 3-8 per square metre a year.

Muscat Bay gives you more space per rial than Al Mouj, but less than Muscat Hills, and it yields less than either. What it offers instead is a setting the others can't match. Our Al Mouj review and Muscat Hills review cover the alternatives.

The case for Muscat Bay#

  • A distinctive setting. The combination of mountains, sea and a five-star hotel is hard to replicate, which supports long-term appeal to the buyers who want exactly that.
  • Cheaper than Al Mouj per square foot for a coastal freehold home.
  • Holiday-let potential. Hotel-adjacent homes can work for short stays, subject to licensing. See our short-term rental guide.
  • Residency. Ownership supports the sponsor-free Owner permit, and higher-value units can reach the OMR 200,000 threshold for the 10-year Golden Residency. See our residence visa guide.

The case against#

  • Lower rental yield. At about 4.2% gross, it trails both Al Mouj and Muscat Hills on income.
  • Distance. It is further from the airport, the business districts and the main school clusters than Al Mouj or Muscat Hills, which narrows the long-let tenant pool.
  • Thinner resale. Fewer transactions mean selling can take longer. Read how to sell property in Oman.
  • Phased delivery. Ongoing construction can affect views and quiet. On off-plan phases, check the developer's escrow arrangements (off-plan guide).

Who should buy here#

Muscat Bay fits buyers who want a distinctive coastal home they will use themselves part of the year and let the rest, and who can hold for the long term. It is a weaker fit for buyers whose main goal is rental income, who need a quick exit, or whose tenant target is a corporate family that wants to be near offices and schools.

Frequently asked questions

Can foreigners buy property in Muscat Bay?

Yes. Muscat Bay is a licensed Integrated Tourism Complex, so non-GCC foreigners can buy freehold apartments, townhouses and villas there and receive a registered title deed. Ownership also supports the sponsor-free Owner residence permit, and units worth OMR 200,000 or more can qualify for investor residency.

How much does property cost in Muscat Bay?

Apartments measure about OMR 93 per sq ft on our latest index (OMR 87 to 101 per sq ft for the middle half of listings). That puts a 100 square metre apartment at around OMR 100,000, before 5-8% buying costs. Sea-view and new-release units price well above the middle of the range.

What rental yield does Muscat Bay achieve?

About 4.2% gross on current sale and rent listings. It was long quoted at around 7%, but its asking prices are high relative to the rents its apartments achieve. Net yield after service charges, management and vacancy will be lower again, commonly by 1.5-2.5 percentage points.

Is Muscat Bay or Al Mouj a better investment?

For rental return and resale, Al Mouj: it yields about 5.5% against Muscat Bay's 4.2% and has a far deeper resale market. Muscat Bay is cheaper per square foot (OMR 93 per sq ft against OMR 107 per sq ft) and offers a setting Al Mouj can't, which makes it a lifestyle and second-home choice rather than a yield play.

Where is Muscat Bay?

Muscat Bay sits on the coast east of old Muscat and Muttrah, between the mountains and the sea, roughly 40 minutes' drive from Muscat International Airport depending on traffic.
