In Muscat's established villa districts, a typical villa sold for between about OMR 78,000 (Al Seeb, Al Amerat) and OMR 138,000 (Al Khoud, Al Ansab) on our Villa Price Index in October 2026, while a 300 sq m villa in the freehold communities works out at about OMR 239,500 in Muscat Hills to OMR 345,000 in Al Mouj on our latest index. For a foreign buyer, the choice narrows quickly: freehold villas are only available inside designated communities, mainly Al Mouj, Muscat Hills, Muscat Bay, Jebel Sifah and the new AIDA project at Yiti.

This guide covers villa prices by area, where foreigners can buy, what to check before making an offer, and whether a villa or an apartment is the better buy.

Villa prices by area#

The estimates below apply our tracked average price per square foot (see methodology) to a 300 square metre villa, a common size for a four-bedroom family home. Our area averages blend property types, and villas often trade below apartments per square metre, so treat these as an upper guide and compare live listings.

Where foreigners can buy villas#

Non-GCC foreigners can only hold freehold inside designated zones. Our guide to where foreigners can buy property in Oman has the full list. For villas, these are the main options:

If you will live in the home, a villa is often the better choice for a family. If you are buying mainly to rent out, an apartment usually produces a better return on the money. Our rental yield explainer shows how to compare them properly.

Costs on top of the price#

CostTypical amount
Registration fee (foreign buyer)3% of price
Agency commission (resale)~2%
Mortgage registrationUp to 0.5% of the loan
Legal and due diligenceVaries
Annual service charge (ITC)OMR 3-8 per sq m

On a 300 square metre villa, a service charge of OMR 3-8 per square metre is OMR 900-2,400 a year, before your own maintenance of the garden, pool and air conditioning. See our full guide to hidden costs of buying property in Oman, or run your numbers in the purchase cost calculator.

Financing a villa#

Omani banks commonly lend 50-70% loan-to-value to foreign buyers in ITCs, with non-residents at the lower end. On a OMR 320,000 villa that means a deposit of roughly OMR 96,000-160,000, plus costs. Our expat mortgage guide explains what banks ask for, and the mortgage calculator shows monthly payments.

Checks before you make an offer#

  • Confirm the community's ITC status and that the villa will be issued with its own title deed (Mulqiya).
  • Get the service charge history and the current budget in writing.
  • Commission a building survey, especially for older villas: look at waterproofing, air conditioning and pool plant.
  • Check for unpaid service charges or utility arrears, which can follow the property.
  • For off-plan villas, confirm payments go into a regulated escrow account (off-plan guide).
  • Have a local lawyer review the Sale and Purchase Agreement before signing.

Frequently asked questions

How much does a villa cost in Muscat?

Applying our tracked 2026 average prices to a 300 square metre four-bedroom villa gives roughly OMR 127,500 in Al Khoud, OMR 164,000 in Azaiba, OMR 174,000 in Qurum, OMR 300,000 in Muscat Bay, OMR 239,500 in Muscat Hills and OMR 345,000 in Al Mouj. Villas often trade below apartment prices per square metre, so real listings can come in lower; our Villa Price Index measures villa listings directly.

Can foreigners buy a villa in Muscat?

Yes, inside designated zones. Non-GCC foreigners can buy freehold villas in Integrated Tourism Complexes such as Al Mouj, Muscat Hills, Muscat Bay, Jebel Sifah and AIDA at Yiti. Villas in ordinary neighbourhoods like Qurum or Azaiba are generally not open to foreign freehold ownership.

Is it better to buy a villa or an apartment in Muscat?

Villas suit families who will live in the home and want space and privacy. Apartments usually suit investors better: they are cheaper to enter, easier to rent and easier to resell. Villa yields in Muscat tend to be lower than apartment yields, and service charges and maintenance are higher.

What are the extra costs when buying a villa in Oman?

Budget 5-8% on top of the price: a 3% registration fee for foreign buyers, around 2% agency commission on resales, legal fees, and up to 0.5% mortgage registration if financing. In ITC communities, annual service charges typically run OMR 3-8 per square metre.

Can I get residency by buying a villa in Muscat?

Yes. Any registered property can support the sponsor-free Owner residence permit introduced in June 2026. A villa worth OMR 200,000 or more in an ITC can also qualify for the 10-year Golden Residency.
